Surveys and Design Consultations

Feasibility, Visioning, Programming – Sometimes, understanding the possibilities is all that’s needed. This phase involves preparing diagrams to explore and clarify potential options.

Concept Design – Every project begins with a planning diagram. Thoughtful programming, gathering needs and expectations, and uncovering client desires are essential for a successful outcome. Engaging in early conversations between Owner, Architect, and Contractor (OAC) to ensure budget-conscious approach while identifying sustainability opportunities. This phase includes exploration through mood boards and hand sketches and a couple floor plan alterations.

Soft Design,

Furnishing

At times, only guidance is required, such as color selection, furniture, and design accent research.

FF&E Administration - Conduct research on available products. Thoughtful procurement.

Basic Services

Schematic Design – Translating the concept into Revit by developing design plans(floor and ceiling), basic interior elevations. Preliminary furniture layout and preliminary finishes, furniture, equipment (FF&E) options. Presenting the design intent through hand sketches and/or perspective views.

Design Development - Issue design drawings as annotated plans and elevation views.

3D Rendering Views – Upon request, prepare 3D images based on the agreed-upon design.

Active participation in the dialogue between Owner, Architect, and Contractor (OAC) to work to achieve the full realization of the design intent. Offering input on any value engineering to align with the client's budget while working to maintain proper design implementation. Offering advice during construction as it pertains to design intent.

Site Visits - Site visits as agreed upon to advise on the design implementation, complete interior project closeout as needed with a final celebration and a Before/After presentation.
